SITE FEASIBILITY
We make the site purchase decision easy by conducting evaluations that consider, size, price, numbers, location, type, zoning, FAR, site conditions, market climate and projected ROI. We utilize our architectural & consulting team to determine the best layout, as each property is unique. Imagining the completed project has never been easier and we are here to take you throughout the entire process.
PRE-ACQUISITION
Upon completion of the PSA and the property is under contract, we start the due diligence process and take care of all the steps to close the acquisition. Working with our team of consultants we conduct a thorough site investigation report, including site plan layout, Phase I & II,wetlands, EAS, EIS, SWWM, Utilities, Grading/cut fill analysis, soft & hard cost budgets, basic performa and more.
PROPERTY ACQUISITION
We ensure a seamless transition to closing with no red tape. We provide the final budget, facilitate funding through lenders and equity partners, and close the contract on time.
We work with the local municipality and other agencies on the approvals required all the way through to the building permit and monitor the project progress.
Complete Construction Management & Real Estate Development Services.
Construction management: Pre- construction, value engineering, scheduling, budget, complete project oversight from inception through construction and close out.
Real Estate Development: LP/GP/Co-GP. Site identification, acquisition and zoning analysis. Every project is unique and requires the right team to get it done. We specialise in, assemble of the design/consultant team geared towards the type of project, complete oversight & management through the entitlement/rezoning process, (site plan approval to building permits).
